Example: How an ACV Payment Is Calculated
On a replacement cost policy, the first check is often the actual cash value minus your deductible. The depreciation withheld may be paid later, after repairs are completed.
$18,000 − $5,400 − $2,000 = $10,600
See the ACV vs RCV CalculatorIllustrative numbers. Insurers calculate depreciation differently depending on policy language, condition, and state rules.
| Replacement cost (RCV) | $18,000 |
|---|---|
| Estimated depreciation | −$5,400 |
| Actual cash value (ACV) | $12,600 |
| Deductible | −$2,000 |
| Estimated initial ACV payment | $10,600 |
| Potential recoverable depreciation | $5,400 |
| May be paid after eligible repairs are finished, if your policy pays replacement cost. | |
Learn How Property Claims Work
Short explanations of the terms on your claim paperwork.
- What Is Actual Cash Value?Actual Cash Value is generally the replacement cost of damaged property minus depreciation. Here is how that plays out on a claim.
- ACV vs RCV ExplainedWhy your first claim check can be smaller than the estimate, and how replacement cost policies pay the difference.
- What Is Recoverable Depreciation? What it means when your insurer holds back depreciation, and what usually has to happen before it is paid.
- How Roof Depreciation WorksHow age, material, and condition can affect what an insurer considers your roof's actual cash value.
- How Percentage Deductibles WorkA 2% deductible is 2% of your dwelling limit, not of the damage. Worked examples for wind and hail deductibles.
- Does Homeowners Insurance Cover Water Damage?Sudden leaks are often covered; gradual leaks usually are not. Flood is usually excluded from standard homeowners policies and covered separately through flood insurance.
- What Size Hail Can Damage a Roof? How hail size, roof material, and roof age interact, and why only an inspection can confirm damage.
How Our Calculators Work
Built to explain the math, not hide it.
- Free and instant
- Every tool is free to use and runs in your browser. No account, no email, no waiting on a callback.
- Formulas and assumptions shown
- Each calculator shows its formula and the assumptions behind it, so you can check the math against your own paperwork.
- Plain English
- We explain what terms like ACV, RCV, and recoverable depreciation mean for you, without adjuster shorthand.
- Estimates, not determinations
- Results are educational estimates. Your policy, your insurer's assessment, and local pricing decide actual coverage and payment.
